Bya's Process

It always start with the phone call followed by a first site visit. If I can drive to your location, within a 1-hour drive, it is always a first “get to know you and what you need me to do for you” FREE OF CHARGE consultation. This personalized consultation is an essential step in my proven process.

What You Can Expect
After the FIRST CONSULTATION I always propose a SECOND MEETING where I come more prepared to propose an action plan and it is when I share approximate project costs so that we can talk about the best way to go forward. For me to prepare for the follow up meeting, I need to study your project and research the best changes needed to occur to suit your needs, as well as, for your style or your desired design style to be implemented, what the current trends in finishing materials are and much more.

Decisions You Will Need to Make Before the Second Meeting

 

Discovery Phase 1

The Project Lookbook is unique to your project. There are never two Project Lookbooks alike because every project is different. Even if I were consulting on a row of homes, that are the same, you are unique in what you like, in what you need the space to feel and function, and you have your own desired design style that I will help you identify and implement in the design process.

 

All this work, estimated 10 to 25 hours of my time, is gathered and presented to you in a way that makes your decisions easy, and foolproof.  This guarantees an amazing beginning and results into a project that started on the right foot. Due to the time and effort required for gathering and presenting all this information, there is a small fee charged.  It is very project size specific, and it ranges between $500.00 to $1,500.00.

Discovery Phase 2

After our SECOND MEETING and the presentation of your Project Lookbook, you will have additional decisions to make before we continue further.

 

If your project is a new build or an extensive remodel, I will need access to architectural plans. If existing plans are not available but required to give you my best advise, I will recommend you professionals that will get them done for you.  They extend their “Bya Interior Stylist” pricing, and we should be able to get it all done within a reasonable amount of time for a very reasonable fee per sf. The professionals I recommend, most often are a Draftsman and a Structural Engineer, and they usually take anywhere from 1-4 weeks to get the existing interior architectural plans delivered and then another week or so for the structural requested changes to show on the existing plans. They usually charge between $1-2.50/sf total.  You will have to be prepared to spend some time and money to get an overview of your project, which in turn, allows you understand all the possibilities, and to be able to allow me to give you my very best interior design advise including producing rough project costs.

However, if your project is a new build, I will also recommend several great Architects that I can work alongside.  Architects and their Architectural firms have different pricing structure for different types of projects, and I cannot give you an estimated cost per sf until we engage in your project and interview several Architects to bid on the Project following the Project Lookbook.

None of the above investments you will incur are a waste of your time or money as they are the very necessary tools to allow me to start to craft and prepare your project.  They will be necessary for us to pull Building Permits with the City in order to even start working on the site itself.

They would be wasteful if you decided not to go forward with the project at all. So, at this stage in my process, it is important for you to know what to expect so that you can make an educated decision if you feel confident you would like to continue forward and to prepare financially for that.  There are a lot that happens on paper and over several meetings in this DISCOVERY PHASE 1 and 2 before you see any tangible progress.

PROJECT BUDGETING

Project Budgeting

Assuming we are past all the necessary paperwork needed and you are happy with the Project Lookbook, Existing and Proposed Plans, we will then start to prepare the Project Costs. These costs are always based on previous projects of similar scope, labor hours, rough and finish materials, etc. However, these are budgeted amounts only, and they may not be actual. They could be below the estimated or slightly above. Every project has its uniqueness and its surprises. So, to the best of my ability, and years of experience budgeting projects, armed with having on-going projects to draw current labor and material costs from, I will put together a Project Cost Budget for your project, with a 20% contingency for you to understand what your project costs might end up in total. It is what I call a guide to begin this journey, but it might not be the exact path we take to the destination.

I always separate the types of services being provided. My process is very open book. Trust is imperative and knowing what you are paying for, not only makes sense, but helps us to develop good communication and a great friendship, which makes 50% of a successful project.  You can expect to see estimated direct labor costs, estimated sub-contractor costs and actual interior design, décor, project management (GC on site) costs.  Every labor, rough and finishing material cost will be broken down for full transparency. This way you have 100% financial control of your project. Your cash outlay will be done as you see progress, and it will not be done in a huge lumpsum but in stages. As the project progresses, you feel confident and when you make the payments you know exactly where your money is going to.
